Terms and conditions

Change Orders:

1. Change orders will be quoted separately and may require an additional deposit. 

2. Change orders will not be executed until they are signed by both parties. 

3. Any additional damaged wood discovered during repairs that is not part of the original quote will be considered a change order.

Payment Terms: 

1. The Client agrees to pay a 50% deposit of the total quoted amount upon acceptance of this Agreement. 

2. The remaining balance shall be paid in full upon completion of the original agreed-upon work unless otherwise outlined in the accepted agreement.

3. Additional deposits for change orders shall be outlined in the corresponding Change Order Agreement. 

4. Late payments will be subject to a 30% APR if not received within 30 days after the payment is due.  

Work Standards: 

All work performed by Turnkey Solutions Co. is done in accordance with International Building Code (IBC) standards or local code regulations.  

Work Schedule: 

Work will be scheduled and initiated by the Contractor promptly after receiving the 50% deposit for the original work. Change orders will be scheduled separately based on mutual agreement.  

Landscaped Surfaces: 

The Client acknowledges that an earnest effort will be made not to damage landscaped surfaces during the course of construction. However, Turnkey Solutions Co. is not responsible for minor damages, and the Contractor cannot guarantee the preservation of all aspects. 

Paved Surfaces: 

The Client acknowledges that an earnest effort will be made not to dirty paved surfaces during construction. The Contractor will perform a broom-sweeping of such surfaces upon completion, but Turnkey Solutions Co. is not responsible for any residual dirt or staining.  

Crawl Space Work: 

The Client acknowledges that crawl space work requiring jacking and lifting may result in cracks in hard surfaces such as tile and drywall. Doors that were hung before floors are leveled may need to be adjusted as a result of lifting and jacking. Turnkey Solutions Co. is not responsible for cracks or unadjusted doors resulting from this work.  

Concealed Damage: 

Quoted work is based on what could be observed during the consultation. During the course of repairs, occasionally, concealed damage may be discovered. Turnkey Solutions Co. makes an honest effort to avoid change orders but reserves the right to address concealed damage as necessary.  

Utilities: 

The customer is responsible for providing electricity and water for construction purposes.  

Lien Rights:

Turnkey Solutions Co. reserves the right to file a lien against the property for non-payment.  

Cosmetic Material Matching: 

If applicable, Turnkey Solutions Co. will make an effort to match all cosmetic materials, such as siding, trims, and paint, as closely as possible.  

Halt of Work: 

Turnkey Solutions Co. reserves the right to halt work due to hazardous conditions such as extreme weather, insect or pest infestations, and sewage leaks. The Contractor is not responsible for scheduling delays due to hazardous conditions.  

Cancellation Policy: 

If the Client cancels a change order after its approval and before its commencement, the deposit for that specific change order will be non-refundable.  

Completion and Acceptance: 

Upon completion of the original work and any approved change orders, the Client will have 5 days to inspect the work. Any concerns or discrepancies should be reported in writing to the Contractor within this timeframe.  

Warranty: 

The Contractor provides a 6-month warranty on workmanship. Any defects resulting from faulty workmanship during this period will be repaired at no cost to the Client.  

Insurance: 

The Contractor is fully insured and licensed in the state of North Carolina. Copies of insurance certificates can be provided upon request. 

Dispute Resolution: 

Any disputes arising out of or in connection with this Agreement shall be resolved through arbitration in accordance with the laws of the state of North Carolina.  

Governing Law: 

This Agreement shall be governed by and construed in accordance with the laws of the state of North Carolina.
